Eriko, a married woman who took over as building manager from her parents, is loved by everyone for her caring nature. When resident Ryoichi gets into trouble, she takes care of his injuries and even gives him a bath. Unable to resist her voluptuous body, Ryoichi loses his mind, and she ends up servicing him until he climaxes. He becomes addicted to her lewd care, but then her husband catches them in the act.

The comedy works perfectly. The skill of the cast and staff really pulled it off. It's just my personal take, but I can really feel Eriko Miura's presence—or perhaps her aura of authority—in this work. It's almost intimidating.
It's just a story about a horny landlady (Eriko Miura) having sex with two young tenants, but thanks to Miura's acting, it's at least not infuriating—just mediocre. That said, the camerawork is good and there are plenty of close-ups (though the mosaic is heavy), so I'll give it an extra star.
