Above all, Hino Hikari's outstanding cuteness, beauty, and sexiness really stand out, making this my personal favorite in the series. The apartment landlady setting is also fresh. In the beginning, the 'shota' character slowly makes his moves—massaging and groping her breasts, then crawling under the kotatsu to touch her lower body. Later, the mischief in the bathroom gets more intense with acts like fellatio, and finally, Hikari takes the lead during sex... I really enjoyed the slow build-up to the more extreme scenes.

There's nothing particularly special about the interaction with Shota-kun, but I actually like the plot where she satisfies the ronin student who's after the building manager. Hino Hikari's soft, sweet way of speaking—like she's talking to a little kid—is so good that I'm satisfied just listening to the audio.
